Operator Opportunities

We build lasting relationships with operators that are committed to the highest quality of senior care and authentically focused on patient and employee satisfaction. CareTrust’s real estate investments include: Acquisition, Development, Expansion and Redevelopment of senior housing facilities and retirement communities. For a majority of our operator tenants, we utilize triple net leases to provide them a foundation from which to grow.

Our operators cover a spectrum of care facilities from independent living, assisted living, memory care and skilled nursing facilities to meet seniors’ needs.

Independent Living Facilities (“ILFs”)

ILFS are typically retirement communities or senior apartments with dedicated parking. Tenants 55 and over can rent and furnish the space on their own. They offer social and recreational activities, as well as conveniences such as laundry services, housekeeping, dining options, wellness programs and transportation services.

Memory Care Facilities (MCs)

MCs provide higher levels of personal assistance for residents requiring memory care as a result of Alzheimer’s disease or other forms of dementia. Levels of personal assistance are based in part on local regulations. They may also be standalone or integrated within an ALF community.

Assisted Living Facilities (“ALFs”)

ALFs are licensed healthcare facilities that provide personal care, and housing for individuals who need daily help with bathing, eating and dressing, yet require limited medical care. The programs and services may include transportation, social activities, exercise and fitness programs, meals in a dining room setting and other activities sought by residents.

Skilled Nursing Facilities (SNFs)

SNFs are licensed healthcare facilities for people that may need 24-hour assistance from skilled nurses and aides. They provide restorative, rehabilitative and nursing care for people that need physical, occupational, speech, respiratory, and other therapies, including sub-acute clinical protocols such as wound care and intravenous drug treatment.

Selection Process


Identifying and evaluating new operators or working with those within our network is very culture and mission-driven. We look closely at their financial sophistication but also spend time getting to know them, and look for evidence that they are genuinely focused on patient and employee satisfaction.

The Deal

In order to make sure our operators are comfortable with the opportunity and confident in their numbers, we work closely and collaboratively with them to underwrite deals so they understand the offer. This allows us to creatively finance opportunities that may otherwise elude us.
